TURNNING CATASTROPHES INTO BLESSINGS

20191029 193342 scaled

As your General Contractor, we strive to turn Catastrophes into Blessings any size Project our multiple Teams of sub-contractors, working in unison in achieving a successful finished restoration rebuild.

AM-CATS GENERAL CONTRACTING

Interior Restoration is the effort of restoring and or integrating items in a like new appearance.  Planning and organize design of commercial and domestic interiors removing existing items of any compromising structural integrity issues. Projects may take place in a range of settings, including:

  • office spaces and industrial premises;
  • retail locations, such as shops, cafés, forecourts;
  • leisure spaces, such as hotels, cinema foyers, holiday complexes;
  • residential developments;
  • domestic properties;
  • public buildings, e.g. museums and civic buildings.

Remember Making any temporary repairs and or having emergency services is the responsible of the homeowners under the provisions of the homeowner policy in protecting your property from further damages. From the moment of the loss start saving receipts for what you spend for submission to your insurance company for reimbursement. Remember that payments for temporary repairs are part of the total settlement. So, if you pay a contractor a large sum for a temporary repair job, you may not have enough money for permanent repairs. Beware of contractors who ask for a large amount of money up front and contractors whose bids are very low — they might cut corners and do shabby work. Don’t make extensive permanent repairs until the claims adjuster has assessed the damage.  When dealing with an emergency services company signing a work authorization is the only transaction that needs to be made.

 Replacement Cost and Actual Cash Value: Replacement cost policies provides you with the dollar amount needed to replace a damaged item with one of similar kind and quality without deducting for depreciation (the decrease in value due to age, wear and tear, and other factors). Actual cash value policies pay the amount needed to replace the item minus depreciation.

Suppose, for example, a tree fell through the roof onto your eight-year-old washing machine. With a replacement cost policy, the insurance company would pay to replace the old machine with a new one. If you had an actual cash value policy, the company would pay only a part of the cost of a new washing machine because a machine that has been used for eight years is worth less than its original cost.

When selecting your architect and or mechanical engineer who will produce plans to be submitted to the building department and or insurance officials. The city planning and building department with process the submitted plans for approval.

Most cities require 2-3 weeks and at times 2-3 months to review plans before approving them. Am-cat retains pre-certified architects in cities that offer this fast track in expediting the time element.

After reviewing the proposed plans, the city will either release them as approved and issue a permit or release them for corrections, at which point the architect will make the necessary changes and resubmit the plans for approval.

After the plans are approved, the superintendent will fill out the paperwork required to obtain a building permit at the city and pay the appropriate fees for the required inspections, namely, building, electrical, plumbing and HVAC, unless there’s additional work like porches and decks and or garages and pick up the approved plans and permit. These are items that will be needed when inspections are called for by the city inspectors.  With the approved plans and permit, the project manager can start your project, usually at this time, the superintendent and or GC performs his job by walking through with the owner and discusses the action plan and scheduling the start of the work to be completed based off the agreed scope of work.

  • Damage assessment negotiation with the insurance company (2-3 months)
  • Administrative (permits and plans) (1-2 months)
  • Demolition (Full Tear Out & Clean -up) (2-3-4 weeks)
  • Rough Carpentry (leveling floors, framing walls, installing headers for doors and windows and roofs) (2-3weeks)

Am-cat’s procedures in building your garage will start by installing foundation footers. The garage should have foundation footers that extend below your area’s frost line, if required will Pour the Concrete Slab. Then will build the walls, then install them, we recommend doubleheaders on the front and back of the garage to increase its stability, especially if you’re going to use the garage as a little workshop and then we put on the roof / build. Installing the Shingles will be the next step if you’re requesting and or paying for them.  Then we Install the Sheathing and House Wrap, after that, we Install the Siding, then we drop in the doors. Handling the electrical is separate from building your garage and needed and establishing a line of power from the house to the garage is needed and needs to meet city and or village codes.

Here are Questions and Answers that most clients need to understand when shopping for a newly built garage.

BUILD YOUR 2.5 CAR GARAGE

A 2.5-car garage is definitely the ideal choice if you're a gearhead or mechanic. If you're wondering how much room you have to work with, a 2.5-car garage should be big enough to suit your needs, usually measuring around 24 feet wide by 24 feet deep (24' x 24').

How's Your Foundation?

Your concrete slab should be four inches thick at least; when placed on good soil. It may need to be thicker if the garage will be home to unusually heavy equipment. Building codes offer requirements for the concrete mix, which vary by region. A finished concrete slab is then poured on a compacted gravel base for a smooth finish inside the garage. A concrete frost wall foundation is the best choice for challenging sites that may be far out of level.

Preparing the ground for a garage slab, 1st we dig the ground down to the proper depth, smooth out the ground with the flat side of a rake so that you have a level surface, tamp the ground with a hand tamper or mechanical tamper, then layout 2 inches of small, rounded gravel for additional drainage needs, your concrete slab should be four inches thick at least; when placed on good soil. It may need to be thicker if the garage will be home to unusually heavy equipment. Building codes offer requirements for the concrete mix, which vary by region. A finished concrete slab is then poured on a compacted gravel base for a smooth finish inside the garage. A garage slab or the garage concrete floor does not need rebars, provided it is 4” or less in thickness we recommend wire mesh to add to the slab for strength. Other forms of concrete reinforcement will however reduce cracks. A Rebar is certainly required if the garage slab is 6” or thicker. If your foundation is 32 inches, then multiply 32 inches times 35 slots and you get the total number of inches of rebar you need, which is 1,120 inches. You will then need to convert that to feet, which is 1,120 divided by 12 equals 93.3 feet. You will need five sticks of 20-foot rebar for the vertical runs, Considering the support constraint, rebar is undoubtedly stronger than wire mesh. Several constructors consider rebar for domestic jobs. For thicker driveways and locations that involve greater traffic, rebar is always a good option to consider.

concrete footing 3

2x4 Wall Footers must be twice as wide as wall minimum with 1/2 inch or 5/8-inch rebar in footing with 2 runs, placed in the bottom half of the footing, at least 6 inches apart and not less than 3 inches from the bottom and the sides of the footings. In most areas of the United States, garage footers are usually dug 36 inches below the final grade. The footer size is typically 20 inches wide and 8 inches deep. A footing will almost always be required when building a garage with a second floor. Generally, you pour perimeter footings to support the weight of the framing and roof. The footing is there solely to support the structure. You then pour the garage slab separately. Do You Need Rebar in Concrete Footings? Including a rebar in a concrete footing means that you can reduce the risk of the concrete being pushed and pulled apart – cracking – from ground force pressures. Knowing this, it is generally a good idea to use rebar in footings for any structure.

Can you Repour a garage floor, and try to repair your Garage Floor? You may be able to fix it, but in time, the floor is likely to begin showing damage again. The best solution is to replace the floor entirely. It is a big job, but when done right, the floor will last for many more years. expect to pay between $6 to $8 per square foot for materials and equipment. Compared to the expense of hiring professionals to do the job, that's reasonable. As a conservative estimate, an expert floor refinisher changes the price from $8 to $12 per square foot of your garage space. If we remove 2-4 inches of concrete, a jackhammer with heavy labor, and by slamming the sledgehammer into the concrete along the slab's edge. To make new cracks strike different regions of the surface, allowing gravity to do as much work as possible for us then we remove all preexisting concrete.

Quality labor has a huge demand, which has simply increased its price due to the ongoing demand. Entry-level workers are still a bit cheap to work with, but you don't want to hire inexperienced labor to fix your roofing Although they don't bear the full weight load of the roof, the gable end walls are also typically load bearing, and an interior wall running parallel to the roof ridge in the center of the building often bears a load from the ridge. Collar ties are probably not needed if approved metal connectors were used to fasten the rafters to the ridge. Custom roofing will start with angled Rafters one of a series of sloped structural members such as wooden beams that extend from the ridge or hip to the wall plate, downslope perimeter, or eave, and that are designed to support the roof shingles, roof deck, and its associated loads. Auxiliary rafters. These are sometimes used to support a principal rafter’s Hip rafters. These span from the garage outside corners to the ridge board at a 45-degree angle. Valley rafters. These rafters are located at the garage inside corners at a 45-degree angle. Compass rafters. Simple truss – indicates a single triangular truss. These trusses are most often used as roof trusses. Planar truss – as the name implies it is a two-dimensional truss Space frame truss In Contrast to a planar truss, the members and the nodes are in the three-dimensional space. The Purlin – is a horizontal timber or steel beam which creates support for the roof rafters. PEGGED 'A'-FRAMED TIMBERS – Timbers that are pegged or slotted in together and in a shape of an 'A'. They support the roof structure of the building and loft space. It all depends on the thickness and depth of the joists being used, spaces between joists, and the weight of the roof covering being fitted, combined with snow and wind loads for the location you live in, if you even need purlins. The average roofing installation price for a custom hip roof costs anywhere between $20,00 to 50,000 depending on the slope, pitch, and size of your roof, as well as the roofing material used. You can expect to pay $8 to $12 per sq. foot or $80 to $120 per square installed on a standard-sized single-story home.

Oil paint dries too slow and it's more likely to form mildew where the sun doesn't shine. First, you need to scrape and sand down the old fascia boards. The rough opening secures the rest of the wall around the window or door so that it will have the support it needs to stay in place. Window trim is necessary for every exterior. Because trim helps cover the edge between the siding and the window frame, it helps to keep out the elements and protect your home. Additionally, trim helps complete the look of your home, regardless of what its style, or the material you're siding it with. When painting the trim, you don't have to be neat. Gutter systems have a slight downward pitch toward the corners of the home, encouraging rainwater or snowmelt to flow “downhill” through the gutters and into the downspouts. A downspout is a pipe that runs vertically along the side of the home. It is connected at the top to a hole in the gutter channel. If we must sum it up in a single rule, gutters need a downspout around every 30 to 40 feet. For most homes, this means installing spouts at either end of a gutter section. If the garage is close to your home, water from the garage roof could seep into the basement. The same applies to a garage without gutters that are near a patio, deck, fire pit, or sidewalk, which will cause damage by water issues. 2 downspouts gutters all around the garage.

Where they are required, they should be installed on every other rafter where rafters are on 24-inch centers. Collar ties, contrary to popular belief, do not prevent walls from spreading. The horizontal braces are used to transfer the wind forces applied to the gable end into the roof and ceiling and to distribute these forces over a large enough area to avoid local failures of the roof sheathing, ceiling drywall or plaster.

Pressure washers are easy to operate and are perfectly safe for cleaning your siding, contrary to what you may have heard before. The trick is to use lower water pressure, so the water doesn't get behind you’re siding or damage the surface. Gas will give you more power, but you only need 1300 to 1600 PSI for most exterior cleaning needs, including vinyl siding. Gas pressure washers usually range from 2000 – 4000 PSI and cost more than electric. Am-cat prepares the area, clears loose material, like stone, dirt, and other debris, off the driveway surface, and degrease the surface. Preparing the ground for a Car Port slab, 1st we dig the ground down to the proper depth, smooth out the ground with the flat side of a rake so that you have a level surface, tamp the ground with a hand tamper or mechanical tamper, then layout 2 inches of small, rounded gravel for additional drainage needs, your concrete slab should be four inches thick at least; when placed on good soil.

Painting Fascia boards are common, and in the area where wood is exposed to the elements should be painted and the best paint to use on your soffits and fascia is acrylic paint, not oil paint. Oil paint dries too slow and it's more likely to form mildew where the sun doesn't shine. First, you need to scrape and sand down the old fascia boards. Caulk all the joints and nail holes in the old and new boards with paintable caulk. Then apply a special wood primer to both old and new wood. you still need that primer to get the coating to really stick well. “Once that primer soaks in and hardens, then you can paint all wood with a 100 percent acrylic flat paint. With prices fluctuating through the season concrete vendors’ prices vary, when ready for pouring once the footings are secured. COD will be submitted to the owner for concrete used on the delivery; an invoice will be provided. The proper curing time is vital so be patient if it seems like nothing is happening for a few weeks. Full strength curing takes approximately 28-60 days. Depending on conditions the building may begin at 50% strength recommended Elements like volume changes, cracking, humidity, wind speed, and temperature all should be accounted for when pouring concrete. Experts agree that the best temperature for pouring concrete is between 40 °F and 60 °F. With scorching and freezing weather ruled out for the best possible results, that leaves the spring and fall for optimal concrete pouring. April and May tend to be big months for concrete work, with the temperatures firmly above freezing but not usually climbing into the nineties yet once the foundation is in place and completely dry, it's time for the Am-cat’s Teams to start framing and roofing contractors to be scheduled They will build out the structural framework of the garage, often referred to as studs. The exterior walls go up first, followed by roofing systems marking the rafters.

A rough opening refers to a framed opening for your planned window. It has a header across the top, a sill plate across the bottom, and vertical trimmers on either side. Just concentrate on getting a smooth finish on the wood. Roof vents form the base of your garage ventilation system. There are 4 common types of active roof vents: turbine, power, ridge, and solar-powered vents. Different types of exhaust vents prevent each other from working effectively. Ridge vents are especially good at their job when left alone. A roof may need soffit vents if there is no other ventilation allowing for adequate air movement. However, if the garage space is properly sealed and insulated, there is no need for this type of ventilation. An exterior soffit is located on the span beneath the rafter tails, while the fascia is the exposed horizontal band you see at the end of the rafters. It promotes directional air movement through the eaves and rafters of your garage, helping it to stay in great shape both inside and out. The soffit is a horizontal piece of material that meets the end of the fascia and connects to your house. Soffit is French for an item that is positioned underneath something else. In this case, the soffit goes underneath the fascia. The soffit can be non-vented or vented to allow for maximum roof ventilation. Non-vented or continuous soffit works best when your roof has narrow eaves or if you need to ventilate a large amount of attic space. Gutters 2

6–10 hour labor per 24 feet of fencing included labor Depending on the type of wood selected, the labor costs included installing with fence range from $5 to $15 per linear foot. For a typical wood fence, labor costs will make up 30% to 50% of your final price. A professional fence contractor will take an average of 15 hours to install 100 linear feet of fence. The cost of installing a new fence is relatively affordable. Installing a vinyl fence costs less than wood, although wood as a material is generally cheaper. Wood ranges from $5 to $15 per picket, while vinyl costs between $4 and $8. When constructing a board-on-board fence, subtract the board overlap from the width and divide the result into the fence length. Multiply the number of slats by the height of the fence to find the number of linear feet of slat or picket material you need. Most fence posts can be spaced 8 to 12 feet apart. While this is a general criterion, it doesn't cover all scenarios. For instance, a high tensile fence can have larger spacing, requiring line posts every 15 to 20 feet for field fence styles, and as much as 20-30 feet for high tensile barbed and smooth wire. - per hour 8.00 HR 0.00 77.71 0.00 124.34 $876.02 Labor install fence DETACH AND RESET FENCING FOR GARAGE WORK

Carports do not require foundations, but they must be stable enough to keep from blowing over at the first breath of a breeze. The sturdiest method is to secure the support posts a minimum of 2 feet deep, in poured concrete. A carport or lean-to shed, attached to an existing building such as a garage, barn, shed or the side of your house can provide economical shelter for vehicles, garden tractors, boats, or other equipment. Carports and canopies come under the same umbrella as outbuildings, so dependent upon a few rules you may not need to gain planning permission from your local planning authority depending on the city and or township, or village building codes. This allows the homeowner to erect a carport or canopy under permitted development.

GARAGE QUIZ foundation 1 3

A rough opening refers to a framed opening for your planned window. It has a header across the top, a sill plate across the bottom, and vertical trimmers on either side. Gutters

Garage Entry Door’s most popular garage entry door sizes are widths ranging from 30” to 36” (2' 6” to 3') and a height of 80” to 84” (6' 8” to 7'). However, you can get garage entry doors as narrow as 24” (2'). Garage door installation – The standard garage door width and height can vary by where you live but is usually: 8 feet wide by 7 feet tall, or 9 feet wide by 7 feet tall for a single car garage door. 16 feet by 7 feet for a double garage door. can take roughly 4-6 hours to replace most garage door systems. On the other hand, a garage door replacement that is compatible with the existing structure will generally be a much simpler install. Depending on the size of the door, this can be done in less than 3 hours. If you have a door in place and are replacing it with a door of the same type and size, this installation is relatively quick. For a roughly 16' door, this is 3-4 hours. Installing 2 doors can take up to 3 to 6 hours to replace 2 doors of the same type and size. The total installation time depends on the door size, compatibility, required modifications, and the existing wiring and brackets condition. 1 Garage door motor opener, 1 Exterior entry door - metal – insulated 16’ Garage Door, with lockset & deadbolt Prime door slab only door trim & jamb and all Garage door hardware and trim and overhead, door with weather stop.

The rough opening secures the rest of the wall around the window or door so that it will have the support it needs to stay in place. Window trim is necessary for every exterior. Because trim helps cover the edge between the siding and the window frame, it helps to keep out the elements and protect your home. Gutters

BUILD YOUR 3 CAR GARAGE

A 3-car garage is an ideal choice if you're a home Mancave and single car or multiple vehicles. If you're wondering how much room you must work with, a 3.5-car garage should be big enough to suit your needs, usually measuring around 22-24 feet wide by 28 feet deep (22-24' x 28').

Applying a degreaser will loosen stains in the concrete, allowing you to pressure wash them away, get the pressure washer ready, and clean the concrete, rinse the concrete, seal the concrete. Pour water over the burned area. make a mixture of cleaning products and water, spread the paste over the burned marks, and let sit for about one hour, with a soft bristle brush, scrub the concrete. The Most Efficient Way to Heat and Cool Your Garage, having ductless Mini-Splits, A ductless mini-split system is a popular and efficient choice for any space. Window Units, portable AC Units, and or through-the-Wall Systems. it’s ok to have a furnace in the garage to run most efficiently, your furnace will need a space with ample fresh air, a source of natural gas, and proper ventilation. Because most garages have lots of open space, little-to-no insulation, and high temperatures, you should consider buying an A/C unit with a higher BTU rating than you initially think you need. This will allow the air to cool faster and put less strain on the unit itself. There is a basic rule of thumb for forced-air heaters, which is to heat a two- to 2-1/2 car garage and a three-car garage with 60,000 Btu. Although electric is often much less expensive to use than natural gas, it may not be as efficient. Your electric heater may not be able to heat and maintain your space temperature as effectively as a natural gas unit- making the cost of using natural gas the better choice. Determining the proper air conditioner size starts with measuring the size of your garage. If you have a typical two-car garage, it should measure somewhere around 20 feet wide by 20 feet deep. A 400-square-foot space like this requires a 9,000 to 10,000 BTU air conditioner, according to Energy Star. Am-cat recommends - Mini-split AC units are the best type of air conditioner for the garage. Unlike central AC, they are ductless and can deliver up to 30,000 BTUs of cooling effect. This makes them appropriate even for the biggest 4-car garages.

A rough opening refers to a framed opening for your planned window. It has a header across the top, a sill plate across the bottom, and vertical trimmers on either side. Roof vents form the base of your garage ventilation system. There are 4 common types of active roof vents: turbine, power, ridge, and solar-powered vents. Different types of exhaust vents prevent each other from working effectively. Ridge vents are especially good at their job when left alone.

Used to cover exposed wood trim on your garage, the trim coil is a thin sheet of aluminum that is typically covered with a polyester coating. HVAC in garage

A rough opening refers to a framed opening for your planned window. It has a header across the top, a sill plate across the bottom, and vertical trimmers on either side. When painting the trim, you don't have to be neat. roofing vents 1

Gutters 1
