Team Am-cat will provide bi-weekly (every 2nd Thursday) design and construction updates.

Interior design service with up to 25 hours of design work included in the price, Modification of kitchen cabinets layout per new design. Relocate appliances per new design.

Site prep: Cover the working area with plastic and tarps as necessary. Disconnect electrical and plumbing as necessary.

Demolition: Demo of all walls and ceiling to the studs, laths, and plaster demolition is included. Remove all project-related debris.

There is a possibility that some of the project’s existing: insulation, structure, sub-floor, concrete floor, plumbing, electrical, HVAC, ventilation, etc. need to be fixed, leveled, or relocated from the walls or soffits after demolition is completed.

If Team Am-cat discovers the above items need to be fixed, leveled, or relocated from the walls or soffits, the price will be provided to the homeowner for items upon discovery, unless otherwise stated below.

Framing: Frame out new interior kitchen, dining room, living room, and bathroom walls per design. Install one 12 feet span LVL load-bearing beam with 2 posts.

HVAC: Relocate 6-supply lines and one return per design as necessary. Install white registers. Connect to the existing system.

Plumbing: Relocate kitchen and bathroom plumbing per design. Install kitchen sink faucet and connect all appliances. Install shower/bathtub faucet, vanity faucet, toilet, and bathtub with drain or shower drain. For a custom shower base install a waterproofing rubber liner and pour the concrete for the new base to prepare the proper slope. Apply RedGard or another product as a second waterproofing. Connect to the existing system.

Electric: Install new circuits and wiring as necessary. Install 18 outlets, 8 switches, 16-6” can light with white trim. Install new bathroom 2-GFCI outlets, 4 switches exhaust fan and vent outside, 2-6” can light with white trim, mirror light fixture. Install kitchen 6-GFCI outlets, 4 switches, 2 pendants, fixture, or 6-6” can light with white trim. Install kitchen, dining room, foyer, and closet light fixtures. Connect to the existing system.

Drywall: Install R-13 insulation for outer walls. Install new drywall for walls and ceiling. Install new moisture-resistant drywall for walls and ceiling in the bathroom. Install new cement board under bathroom wall and floor tile. Patch, sand, and prime new drywall.

Tile: Install new bathroom ceramic/porcelain/stone/glass subway 4×10 or larger format tile for shower/bathtub walls and mosaic for custom shower base. Install new bathroom ceramic/porcelain/stone 12×12 or larger format tile for the bathroom floor. Install new kitchen ceramic/porcelain/stone 12×12 or larger format tile for the kitchen floor. Install new kitchen backsplash tile and grout tile. Straight lines or staggered installation included.

Carpentry: Install new cabinets with a peninsula or island per design. Install new cabinet hardware. Install up to 10 new interior doors and locks, white primed 5 ¼-baseboard for walls, and 3 ¼-casing for doors/windows. Install vanity, hardware, and accessories. Install decorative wainscoting for the dining and living room. Install new standard door stoppers.

Flooring: Install 2 ¼ red oak hardwood floor. Oak steps for the staircase. Refinish new flooring/steps with 1 coat of stain and 2 coats of poly. Install standard-size wooden thresholds as needed.

Painting: Paint ceiling, walls, doors, trim, and final touch-ups.

Finishes: Clean up the working area and accessories installation.

General: Team Am-cat will provide a construction waiver of lien after making the final payment. The project will take approximately 6 months+ from the starting date and the customer will not be able to use the space where the work is performed. Any additional work or product/materials backorders will affect the schedule.

Due to the changes in labor and material prices, the price is valid for 14 days and may be revised after the due date.

Price includes $50,000 for allowances as listed: baseboards, casings, cabinets, kitchen and bath countertop (manufacturing and installation), light fixtures, plumbing fixtures, tile, grout, hardware, solid core primed or stained interior doors and locks, vanity, mirror, fan, toilet, shower faucet, sink faucet, bathtub with drain or shower drain, RedGard waterproofing membrane, custom shower door (manufacturing and installation), staircase carpet (manufacturing and installation), wainscoting, accessories.

Appliances are not included. The allowances price in the proposal/contract is an estimate and it’s up to the customer whether to go above or below the allowances price when material selections are made.

If customers select materials that are above the allowance price, the customer will cover the difference in the prices.

If the customer selects materials that are below the allowance price, the customer will save the difference in the prices.

Delivery of allowances as listened, or customer supply items are not included in the allowances price. Allowances will be paid separately by the customer during the design process and are not included in the payment schedule. A best-level new 96% efficiency HVAC system can be added for an additional $15K+.
